We charge a market rate of 20% gross revenue which includes managing all aspects of your STR (available in Greenville SC, Portland ME, and Reykjavík Iceland only). However, we can customize our pricing based on your needs. For example, we charge only 15% for virtual cohosting including guest and cleaner communication, pricing strategy, and listing updates. For guest and cleaning team communication only, we charge 10%. Setting up a new listing is a one time fee of $250.

As a cohosting company, we specialize in working with owners to make renting an STR as painless and passive as possible. We can help you find your most important assets: your cleaning crew and handyman. We can also advise on what is important to look for in pest control service, lawn maintenance, contractors and pool maintenance since each STR is different. We then handle all aspects of listing management, online communication, notifying the handyman about minor repairs/issues which might arise, and scheduling with the cleaners between guests. We are currently focused along the East Coast to ensure we're available as much as possible to respond to guest communications. If you have an empty piece of real estate which you would like to turn into an STR, we'd love to help you make your dream become reality! We will help you design your space, stage it, and create the online STR listing/s. You would need to buy the furnishings and we charge a one-time $500 fee for helping you design/setup the space and creating the online listing/s. With experience, we know which furnishings guests want, which are most cost effective *in the long run*, and how to create a space that will pop on the listing website. If you are already running an STR and have a listing on Airbnb and VRBO, we can help you optimize the physical design and the online listings free of charge, since this will be covered in our monthly services pricing.
